[00:54] How Did Bob Diamond Get Into Real Estate Law?
- When I graduated from college, I went to work for a consulting company. I was doing systems consulting, and big IT implementations and I thought it was boring.
- I went to law school. And while I was in law school I got interested in real estate, I was buying houses and flipping them. That’s how I paid for law school.
- I decided to go into real estate law so I could do more deals.
- To this day, I have lots of real estate decent portfolios that I still do in real estate law. And it turned out to be a good move and was a very good investment.
[04:16] Becoming A Coach:
- I was about 10 years into my investing career, and I got an opportunity to take over one of the Saturday morning talk shows.
- I’d written a book, I guess about 10 years into my investing career on how to do what I do.
- I just went on the air and said, “Hey, if you want to learn about real estate, I’m going to do an event this weekend, I’ll teach you about what I do.” And so I did a 90-minute presentation, just doing whatever and I sold people the book and a weekend seminar.
- Getting your customer is only step one. And if you break even you’ve got the keys to the kingdom. And that’s not easy to do. But that’s how I launched my entrepreneurial career.
[09:43] Finding Success Faster:
- If you get together with the right expertise, and learn what the heck you’re doing, you’ll be much more successful much faster.
- Because if you don’t, it is just dead end after dead end.
- You can succeed. Sometimes you crush it, but it’s much harder and much less certain.
[12:46] Foreclosures And Refunds:
- For someone who lost their house, a tax sale, or mortgage foreclosure sale, and doesn’t think they’re ever gonna get anything, to get a check for $50,000 is really life-changing.
- We contact people that have lost their house at a foreclosure auction. If the house sells for a lot more than the debt, we can get on that, that extra money back.
[17:52] Procrastination And Productivity:
- We overestimate what we can do in a day. And we underestimate what we can do in a year.
[24:30] Opportunities In Setbacks:
- Every setback carries an equal seat of opportunity.
- A big setback would point me in a different direction or make me adjust my trajectory in a way that will lead to success.

- We’re going to be testing something that I call a podcast funnel, where the lead generation funnel will feel like a podcast. But it’ll do the same thing as a webinar or a VSL
[27:00] Life Rules For The Next Generation:
- I would say number one, believe in the way you feel. And believe in your gut and believe in what you see.
- I think often in life, not only in dating, relationships, business relationships, it’s all there for you to see but at your own peril, you choose to ignore it.
- You need to trust your own judgment but don’t force it, don’t try to make it something it’s not.
[31:21] Dating Advice By Bob Diamond:
- When you’re dating someone, the first thing to do is talk about things that really matter to you.
- The relationship matures from just wanting to devour this person, because you’re so into them. So this really needs to be founded on friendships and common values.
- Make sure that you’re really aligned with values, and that it’s someone that you could see as your best friend. On top of the attraction, it needs to be there.
[34:20] What Makes A Successful Person?
- I was reading a book by a woman who interviewed 300 entrepreneurs and their parents. And she was trying to figure out like, sort of what makes for a successful entrepreneur and parenting.
- It’s called Raising an Entrepreneur by Margot Machol Bisnow.
- So what she found universally, is that the entrepreneur had someone in their life, usually their mother, but it doesn’t have to be usually their mother, sometimes a mentor, sometimes the father, who believed in them, and told them to believe in themselves and trust themselves.
- And I find with entrepreneurs who are successful, they do believe in themselves.
- You got to understand, you’ll go down this journey, you’re gonna run into problems, and you gotta have faith that you’ll know how to fix it.
[35:34] Take Responsibility For Your Decisions:
- The other thing that I’m noticing is that it’s important to take responsibility for decisions, even if those decisions are of other people.
- I noticed that people who really advance in life tend to be okay with dealing with the consequences of decisions.
[36:00] Shiny Object Syndrome:
- We see people suffer from the shiny object syndrome.
- They see the next shiny thing be like, “Oh, maybe that’s easier.”
- They hop over and they get excited about this new thing until they hit another decision making point.
[38:00] Playing The Blame Game:
- There’s no no point really in creating a culture where we’re looking for the criminal rather than trying to identify this problem, so we can create a solution.
- Identify where this protocol is failing, even if the protocol involves people in their decision making process, how can create a protocol where the decision making processes are easier, where there’s less room for mistakes with the decision making process.
- It’s okay to make mistakes, but not okay to not make decisions.
[57:24] Everything Is Contagious:
- There’s a great book that I really like to reread every now and again. It’s called 48 Laws of Power by Robert Greene.
- If you’re around negative people, or people who get sick a lot, it becomes very contagious very quickly, and it has an effect on you.
- Which is why you always want to surround yourself with people who are smarter than you, richer than you, healthier than you. So the contagiousness goes the other way.
